Contract Setup / Onboarding Fee

$300

A one-time charge for preparing the property for management services, including administrative and on-site tasks. Upfront fee.

Leasing Fee

100% of first month’s rent

Covers the cost associated with securing a new tenant — advertising, property showings, and application processing. One-time fee due when the tenant is secured, paid during tenant placement.

Property Management Fee

10% of monthly rent

A recurring monthly fee covering rent collection, maintenance coordination, and communication with tenants. Example: $1,000 rent = $100 monthly. Minimum charge $100 monthly (rent of $999.00 and below is charged the $100 minimum).

Lease Renewal Fee

$300

Covers the cost of negotiating and completing the documents for additional lease terms with existing residents.

Eviction Coordination Fee

$200

Covers the coordination and administrative tasks involved in an eviction. If a tenant needs to be evicted within 2 months of placement, the Property Manager covers this cost.

Routine Inspection Fee

$150 per inspection

Periodic property inspections to assess condition. Includes move-out inspections and monthly vacancy home inspections.

Emergency / Urgent Repairs

$250

Upfront fee for emergency or urgent maintenance repair fund management.

What the Leasing Fee Includes

Rental property marketing, including photos, signs, and online listings

Property showings, either in-person or through lockbox technology

Application gathering and document verification

Rigorous tenant screening

Collecting the security deposit, first month's rent, and other move-in funds

Lease review and execution

Conducting a well-documented move-in inspection

Maintenance Repair Fund

You set a “repair limit” that tells us when, based on the estimated cost of the repair, you want to be involved in handling a maintenance problem. Maintenance problems can consist of repairs that can cause injury, threats to health and safety, or serious damage to the property, which includes electrical, plumbing, sewer, hot water, heating, or cooling. Please refer to the property management agreement for correct pricing.

Repairs less than $250.00 — the Property Manager can approve.

Repairs more than $250.00 and less than $500.00 — Property Manager approval with notification to you.

Repairs more than $500.00 — Landlord approval required.

Cosmetic repairs are approved by the landlord.

Budgeting for repairs — the 1% Rule. Example: $200,000 property value x 1% = a $2,000 annual budget. $2,000 over a 12-month lease = $167.00 monthly set aside as an emergency maintenance fund.

Payments

Tenant payments are due on the 1st and late on the 5th. A seven-day demand for payment is sent on the 6th. The eviction process begins on the 14th–15th.

Landlord payments are made between the 10th and the 15th monthly. These dates are subject to change based on the agreement, payments, and availability.

Resident Rental Criteria

Rental criteria are subject to change based on the agreement. An example set of criteria: employment and income verification against monthly rent (for example 2x or 3x); a criminal background check with no felonies and no Megan’s Law offenses; a credit check (for example a minimum 650 credit score); past evictions within 5 years; no bankruptcies; and current and previous landlord checks.

Fair Housing

We abide by the Fair Housing Act. The Fair Housing Act prohibits discrimination in housing because of race, color, national origin, religion, sex (including gender identity and sexual orientation), familial status, or disability.
